Blue Collar, Small town 1500 sq. ft 3/2/2 NEW!
TV is not real life and what you really need to sell your property is the real live, before, during and after property “transformation” system. That is exactly what you will find in this very quirky investment property. It was bought well and originally lease optioned but after the tenants did not exercise their option, it was determined that it could be fixed up for less than $5000 and sold—Simple Appeal style. This Case Study walks you thru the entire process—my evaluation after the rehab, the curb appeal on this roughly wooded and hardly cared for lot, and finally I take you all the way thru the entire staging—with a team of investors just to show you that you can do it too—right down to my final evaluation.
Property Case Studies NEW!
Curb Appeal
you gotta have it or they will keep driving right on by - The number one real estate search on google is for curb appeal—what does that tell you? You better have it and it better be good. Being an investor myself though, I know the challenges of great curb appeal especially on investment or vacant properties. But, as we know, even on occupied homes, not everyone is “Gardener of the Year”. Chances are no one either has taken care of the property for a long long time or you need it to be maintenance free now because you can’t take the time and energy to take care of it yourself. This case study focuses on curb appeal for multiple types of areas. If you are looking for a quick, inexpensive yet great look, check out this curb appeal case study. It gives you at least 17 different strategies, tips and looks for great curb appeal that gets them to stop every time.
Rehab consultation and getting the most bang for your buck
- Where on earth do you begin when you have peach paint, shake walls, multi colored appliances and a smell so bad that only the mother of an investor could love it? Well, for less than $5000 I show you how to completely reinvent this property. I take a look at everything and figure out what will go, what will stay and what will simply change…in 3 days or less. I actually talk to a contractor (that seems great but we don’t use him because his time frame is too long—and after a few requests, I still never got a quote!) so now you know all the questions to ask. Then we purchase all the items that need to change, make notes of what we won’t be changing ( like the blue, and I mean blue, bathroom) and let the new contractor go to work. In just 3 days, I have new light fixtures installed, new appliances in place ( oh—not all new ones, we painted the dishwasher), new carpet, new paint, new master vanity, window coverings, curb appeal, and the list goes on and on. How did I do it under $5000—that is exactly what this case study shows you. And don’t worry if my property is different than yours, because this will help you to look at any type of property, evaluate it, and go forth and conquer…and make a quick sale!
Middle America has a ton of houses for sale! 3-2-2 (PB)
- How on earth do you actually sell those medium priced homes that are for sale when there are at least another 20 available on every single street in the neighborhood? Marketing and effective staging. In my opinion, even though there are more buyers for this type of house than any other, this is one of the most difficult to sell. It is not new, often has levels and is slightly dated, and there are just so darn many of them. Well, again, what is the difference between one that will sell vs. one that sits? Marketing and Effective staging—and that is exactly what you will see in this case study. This is an extremely easy property to do once you get how to really do it. I will walk you thru the rehab, staging and marketing of this property to show you exactly why it can sell in an environment when so many others are not. You will also get a sneak preview on this one showing you the difference between agents and why it is so vital to have the right agent for the right property. This is an exclusive and honest insight that you won’t find on other case studies or from other staging companies—but it is something that you absolutely must know.
Second Home, Early Retirement Home, upscale destination 4/4/3 (PB)
- So many people automatically think that just because you have a huge home, you have to have it hugely filled in order to sell it. That is simply not the case. The truth is that you are only staging and marketing to highlight the features of the house (or distract from the oddities)—not your staging ability. The best thing you can do is to accent the home with the necessary items along with some complimentary furniture to fill spaces, add color and create a flow throughout a property, but it should never be overfilled. It is the biggest mistake that I see from so many people. They over stage a property so excessively that you really can’t get beyond the staging and have no idea how the home looks. It is a detriment to the sale of the home. To successfully sell large and pricy homes, you need to understand how to “walk” someone thru the property, maintain the flow and continuity of the theme, add a color scheme and create the feel of the home. Ornamentation does not sell a home, emotion does and you will get plenty of that from this beautiful home.

The Simple Appeal Staging System has gone nationwide with an average DOM of 23—that is awesome when you consider the national average is 163.7—if you are holding a property—which would you choose? In just 2 days I can show you how to market and stage your property in such a way that everyone that looks will fall in love with it on the spot. You will have to beat the back up contracts off with a stick! The truth is that in a market like today, we have to use every single strategy possible to sell those houses faster (of course, we use our system on wholesale flips to make more fast cash and on rentals and lease options too in order to get a better tenant and more option consideration—and I will show you how to do that too at the Simple Appeal 2 Day Staging and Design Event). It seems that everywhere I turn now, someone is calling themselves a stager. The problem is they only know how to decorate, not to sell. There is a huge difference. Most people put in plants, candles and towels, and call that staging. That is actually accessorizing and it will not sell a property, nor will it make your property memorable by comparison to all the other properties your buyer has looked at that day. At Simple Appeal, we always say “Anyone can make your house pretty, we make your house SELL.” The key is to tie them into the emotion of the property, give them things to make them laugh, surprise them, let them feel something and allow them to enjoy the experience. Give them time to recall memories—just like I do—these are the things that will sell your properties in half the time at full market value…not plants, candles and towels.

If you need to sell your properties faster, for more money in any real estate market, learn how to sell before you ever learn to buy. In real estate, we don’t play with Monopoly money—it is the real deal and you should protect your investment with the right knowledge and education. That is why I spend 2 days showing you all the marketing, open houses, staging and selling techniques necessary to sell those properties. After all—didn’t you get into this business to make a profit? You can start making one in just 2 days.

This is the live event, taped for 2 full days with a room of active real estate brokers and investors, all learning the advantages of Karen Schaefer’s Simple Appeal System. They all know that they might make their money when they buy or list, but they get their check when they sell. That is what this taped 2 day event is all about—selling.

Each and every week I have a brand new topic designed to illustrate the best way to hold an open house with no dollars out of pocket, how to handle a purple bathtub, what are the latest trends in home décor, the best marketing ads and flyers and ultimately, how to make more money on each and every house by buying it right and selling it fast. My Simple Appeal Circle (SAC) calls are designed to be informative, educational and proven for results. They have a strong emphasis on the importance of effective staging, design and marketing which helps hundreds of people each week to add to their bottom line. We have created this Privacy Policy to demonstrate our firm commitment to privacy and security. This Privacy Policy describes how our company collects information from all end users of our Internet services (the "Services")-those who access some of our Services but do not have accounts ("Visitors") as well as those who may purchase Products and/or pay a monthly service fee to subscribe to the Service ("Members")-what we do with the information we collect, and the choices Visitors and Members have concerning the collection and use of such information. We request that you read this Privacy Policy carefully.

Personal Information Our Company Collects and How It Is Used

Introduction. Our company collects information in different ways from Visitors and Members who access the various parts of our Services and the network of Web sites accessible through our Service. We use this information primarily to provide a customized experience as you use our Products and Services, and generally, do not share this information with third parties. However, we may disclose personal information collected if we have received your permission beforehand or in very special circumstances, such as when we believe that such disclosure is required by law or other special cases described below.

Registration: Members may be asked to provide certain personal information when they sign up for our Products or Services including name, address, telephone number, billing information (such as a credit card number), and the type of personal computer being used to access the Services. The personal information collected from Members during the registration process is used to manage each Member's account (such as for billing purposes). This information is not shared with third parties, unless specifically stated otherwise or in special circumstances.

However, in instances where our company and a partner jointly promote our Services, we may provide the partner certain personal information, such as the name, address, and username of persons who subscribed to the Services as a result of the joint promotion for the sole purpose of allowing us and the partner to assess the results of the promotion.

In this instance, personal information may not be used by the partner for any other purpose. We may also generate non-identifying and aggregate profiles from personal information Members provide during registration (such as the total number, but not the names, of Members). As explained in more detail below, we may use this aggregated and non-identifying information to sell advertisements that appear on the Services.

Our Company Partners and Sponsors: Some products and services may be offered to Visitors and Members in conjunction with an affiliate, independent contractor seller or non-affiliated partner. To provide Visitors and Members some of these products and services, the partner may need to collect and maintain personal information. In these instances, you will be notified before any such data is collected or transferred and may decide not to use that particular service or feature.

Additionally, our partners may have advertisements or co-branded Web Pages that are cosponsored by an affiliate, independent contractor seller, or non-affiliated partner.
